Please review the rental criteria below before completing your application. Please be aware that Attraction Realty receives multiple applications per property. As a result, all applications are processed on a first-come, first-serve basis. Attraction Realty only reviews and considers completed applications. Applying to lease a property from Attraction Realty does not guarantee approval or create a binding lease agreement for the home. Approved applications will only be valid for 30 days from the approval date.
All individuals aged 18 and over who are financially responsible for making lease payments and will sign the lease agreement and uphold the lease obligations. The applicant who starts the application process is referred to as the “Primary Applicant.” All others with similar responsibilities are referred to as “Co-Applicants”.
We limit occupancy to two people per bedroom.
There is a $50 application fee per adult over the age of 18.
We verify:
Applicants must show proof of income equal to at least 3 times the monthly rental amount.
The following may result in an application denial:
A clear and legible copy of a valid and up-to-date government-issued photo ID is required.
An additional facial recognition process will be completed to verify validity. You will need to follow the verification steps provided.
Acceptable Forms of ID
Attraction Realty reserves the right to request additional documentation at any time during the screening process to validate applicant qualifications. By signing and submitting an application through the Attraction Realty website, applicants consent to these documentation requests.
All documents must be in their original downloaded form. Cannot be altered. Screenshot, photocopied, or scanned documents of paystubs and bank statements will not be accepted. Bank statements must reflect income deposits. Full Statements are needed. Remember DO NOT alter any of your documents. It will be an automatic denial.
Guarantors may be accepted if credit scores or income totals are below the standard requirements.

Homes will not be secured or taken off the market until:
All housing requirements must be completed within 30 days of the holding fee being paid.
Your pet must be approved. If approved. a maximum of three pets is allowed. Not all homes allow pets, and some may have specific criteria. Please verify before applying.
Pet Fees
All animals on the premises must have current vaccinations. Applicants must submit vaccination records along with their application documents through the resident portal.
Livestock and exotic animals are not permitted on the premises or within the home. Exotic animals include but are not limited to snakes, spiders, lizards, and mice. Livestock animals include but are not limited to chickens, cows, goats, pigs, and roosters.
Dog Breed Restrictions: Breed restrictions vary by client and are subject to all local and state laws as well as HOA’s.
If a property is located in a community governed by an HOA, the HOA may have its own resident and lease approval process.
Attraction Realty's approval of the lease application shall be subject to the HOA’s approval, and the HOA may require additional information and documentation. HOA approval may take up to 30 additional days to process. Please plan accordingly and contact us for more details.
