One-Time and Monthly Fees

One-Time Fees
One-time fees occur at application, approval, and lease signing. The following one-time fees apply, depending on your situation*.
| $50 Application Fee | Non-refundable fee to cover overhead costs associated with Attraction Realty's review of the application. Charged per adult applicant (18 or older) at the time of application. |
| $500 Holding Fee | Due within 24 hours of application approval to reserve the home. Credited toward the security deposit or other initial fees due 72 hours prior to the lease start date. Non-refundable once paid. |
| Pre-Leased Homes | If you reserve a home that is pre-leased, you are eligible for a one-time transfer of your Holding Fee to another property no later than 14 days after the initial home's availability. The Holding Fee is non-refundable. |
| $100 Administrative Fee | Non-refundable fee paid with Holding Fee to cover overhead costs associated with the preparation and administration of the lease. |
| Security Deposit | Equal to 1-2 x's the monthly rent depending on credit, which may be returned at move-out less any resident damages and balances. Due with move in funds no later than 72 hours prior to move-in. |
| $300 Pet Fee (if applicable) |
Charged per pet, for up to 3 pets. This fee will be due with move in funds no later than 72 hours prior to move-in. |
| Garage Remote(s) (optional) |
$70 for 1 or $100 for 2. You have the option of providing and connecting your own garage remote. If you choose for Attraction Realty to supply a garage remote, please discuss upon approval and pay with move in funds. It will be provided at move-in. Garage opener fee is refundable at move-out if the remotes are returned. |

Monthly Fees
In addition to your monthly base rent, the following fees are included as part of your lease. Please see the listing associated with your home of interest for the full list of applicable monthly fees.*
Required Monthly Fees:
| $20 Attraction Advantage | Mandatory bundled services for resident convenience, including renters insurance, credit reporting, utility connection concierge, and more. Visit our Attraction Advantage for full list of benefits. Benefits are always updating. |
Additional Monthly Fees if Applicable:
| $50- 100 Landscaping Fee | Residents who receive landscaping services are charged a monthly landscaping fee. Prices may vary by home. |
| $150 Pool Maintenance Fee | Charged to provide ongoing maintenance for the pool if a pool is located at the property. |
| $40 Septic Maintenance Fee | Charged to cover ongoing inspection and maintenance of the septic system at homes not connected to municipal sewer. |
| $35 Pet Rent | Charged monthly for each approved dog or cat (that is not a documented support animal) occupying the property. Up to 3 pets allowed. |
